  • Heat & hot water: landlords must provide heat Oct 1–May 31. Search a building's reviews and its HPD record for failures.
  • Your deposit: by law it's capped at one month's rent and must be returned within 14 days of move-out. Watch reviews for deposit games.
  • Broker fees: often 12–15% of annual rent. Ask if it's "no-fee." Listings hide this; tenants don't.
  • HPD violations & 311: the city's own record of open housing-code violations and complaints — an objective gut-check on each building, shown right on its page.
  • Rent-stabilized? It caps annual increases — a big deal long-term. Tenants often mention it in reviews.
